Why Sellers Are the Worst Judge of Their Own Home

If you’re thinking about selling, there’s a good chance you’re being far too hard on your own home.

It’s a pattern Rob Taylor, Symonds Taylor’s Managing Director, sees constantly. After years living somewhere, you know every flaw. The leak in the bathroom from five years ago that never quite got fixed. The stain on the ceiling. The bath panel your son cracked two years back. Little jobs you’ve lived with for so long they’ve become invisible, until you’re getting ready to sell, and suddenly they’re all you can see.

The problem is, buyers don’t see any of that.

“When someone comes to view your home, they’re looking at completely different things to what you’d expect,” Rob explains. “They come in and they’re looking at space. They’re looking at light. They’re looking at the features, the windows, the fireplace, the height of the ceilings. But most importantly, they’re looking at how it makes them feel, whether they can see themselves there. They’re not fixating on the things you think they are.

Rob’s test for sellers is simple. Ask yourself one question: could someone move in, put their furniture down, and get on with life as soon as they walked through the door? If the answer’s yes, don’t worry, your home is ready to show.

If there’s a genuine job or two you’ve been putting off, the leak, the ceiling, the cracked panel, that tap with the tired elastic band, it’s worth sorting before viewings start. But beyond the obvious, most sellers spend far too much energy worrying about details buyers simply won’t notice.
