The Renters Rights Act has landlords across Newcastle and the North East asking the same question. Should I be worried?
Rob Taylor, Managing Director at Symonds Taylor, thinks the answer is no. Not if you’re a good landlord with good properties.
There’s more compliance to keep on top of, that’s true. But talk to most landlords who work with a proper letting agent, and they’re already doing the bulk of it. Good property standards, proper checks, fair dealing with tenants. None of that changes because the law has.
The headline that’s caused the most anxiety is the two-month notice period. Tenants can now give notice and leave within two months. On paper, that sounds like landlords lose control. In practice, think about how tenancies actually work. Someone finds a property they like, moves in, pays a deposit. They’re not walking away two months later. People don’t move house for fun.
Rob’s view is straightforward. This act was written for bad landlords and bad properties. If that’s not you, it’s not aimed at you.
What he does think landlords should be asking is a different question entirely. Is your agent ready? Are they organised enough to keep up with the new standards? Can they keep your properties compliant without you having to chase them for it?
Because if they’re not, it’s not the agent who pays the price. It’s you. Get the compliance wrong and it’s the landlord who ends up fined.
