5 Things That Could Devalue a Property

We all want to get the best price when we sell. Some of what affects that is out of your hands, but a surprising amount isn’t. Here are five things we see time and again across Gosforth, Jesmond, Heaton and the coast, and what you can do about each one before you list.

1. Poor Maintenance and Repairs

Buyers notice more than most sellers expect. A dripping tap, a hairline crack, a door that sticks, none of these are dealbreakers on their own, but together they suggest a property that hasn’t been looked after. Sort the small jobs before viewings start.

2. Outdated features and décor

You don’t need a full renovation. Neutral walls, updated lighting, and a kitchen that doesn’t feel frozen in the 1990s go a long way toward letting buyers picture themselves in the space rather than picturing the work ahead of them.

3. Lack of kerb appeal

In streets like Gosforth’s or the terraces around Heaton, first impressions often happen before anyone’s through the front door. An overgrown hedge or a tired front door can lose a viewing before it’s begun. A tidy exterior costs little and matters more than most sellers think.

4. Neighbours and surroundings

You can’t control what’s next door, but you can control how you present everything else. If there’s a busy road or a less-than-ideal view, lean into what’s genuinely good about the location, whether that’s the Metro line, the schools, or the parks nearby.

5. Getting the price wrong

Overprice and it sits. Under-price and you’ve left money on the table. Both raise questions buyers pick up on. This is where local knowledge matters most, knowing what’s actually sold nearby recently, not just what’s listed.
