Lettings Fees
Landlord Fees:
Tenant Find Only Service – The equivalent of the 1st Months rent + VAT. (subject to a minimum fee of £500 + VAT, £600 Including VAT).
Service includes:
- Creation of an AST tenancy agreement
- Deposit collection & placed with a DPS (if applicable)
- Internet adverting
- Photographs
- Viewings
- Referencing & credit checks on prospective tenants and guarantors
- Collection of first months rent
Fully Managed Service – Fee is the equivalent of the first months rent + VAT. (subject to a minimum fee of £500 + VAT, £600 Including VAT). Ongoing Management fee is 12% + VAT (14.4% including VAT) of monthly rent.
Service includes:
- Creation of an AST tenancy agreement
- Deposit collection & placed with a DPS (if applicable)
- Internet adverting
- Photographs
- Viewings
- Referencing & credit checks on prospective tenants and guarantors
- Collection of first months rent & on a monthly basis thereafter.
- Inventory
- Quarterly inspections
Tenants Charges:
- Monthly rent payments as per the tenancy agreement.
- A refundable holding deposit is required to hold the property – Equivalent to one week’s rent.
- A refundable security deposit – Equivalent to five weeks’ rent.
- A late rent charge, where the Tenant is more than 14 days in arrears – Interest will be charged at 3%, per month, above the Bank of England’s base rate until the rent arrears are paid up to date.
- Payments in respect of all utilities such as council tax, communication services (broadband & telephone line), TV licence, TV subscriptions, water rates & sewage, fuel (gas & oil) and electricity as per the tenancy agreement. Plus any other charges incurred by the tenant during the agreement.
- Tenant request to make a change to the tenancy – £50 + VAT (£60 including VAT).
- Additional keys/Key cutting – £20 + VAT (£24 including VAT). Lock changes are charged to tenant at full cost.
- Tenant request to end agreement early – £300 + VAT (360 including VAT)
